THIS IS NOT LEGAL ADVICE
The short answer is NO. The longer answer is you need to conform with the NNCECC270 Restrictive Covenants and Rules. You can read them on this website, but essentially the idea is that you not do anything to disrupt or devalue the neighbourhood. Of course "Tasteful" has a degree of subjectivity.
Restrictive Covenant 1 says, "No owner shall change the type and/or colour of the exterior cladding, roof, front door or trim for the owners dwelling unit, including the garage door"
Below is a standard blurb we developed to answer your question, " Can I, ...?"
The intent of the By-Laws and Rules are to preserve the value of NNCECC270 properties.
Exactly what is acceptable is subject to interpretation.
The Property Manager or website www.nncecc270.com has the
full Restrictive Covenants and Rules, including:
# 10 says, “No landscaping shall be undertaken on any lot, except …. (guidelines) ….
#11 says, "No structure or outbuilding shall be constructed, ... unless constructed of
the same materials and finishes as the residence and/or the garage, ..."
I suspect that whatever you are thinking of, meets this concept.
Everyone is advised to put your intention on file with the WB Property Manager, Leslie Berall,
with as much detail as possible, ... wait a couple of weeks, ...and then go ahead.
WB will copy the Board and they could theoretically object or ask for a clarification.
The Board have not said NO to anyone yet.
The Board do not approve changes, they just do not object.
You might also check with Grimsby as to local and Building Code regulations.
Putting your modifications on file with WB and the Board will put you in a stronger position if a future Board requests a modification. Modifications are also subject to access, for example, a poured concrete walkway to the street may need to be dug up if underground utilities work is required in the future (not likely in a new subdivision).
If you rent your property, the lease should include a clause binding the tenant to the restrictive covenants (otherwise the owner will be held accountable). Talk to Leslie Berall (Condominium Manager at WB) for details
