Our lanes (specifically Esplanade Lane) are co-owned by the three condo corporations in the area. Branthaven (the builder), and the Town of Grimsby, have allowed a design with no place to store snow. In the past, NNCECC270 (our condo) has allowed snow to be stored for free (and melt) in our 20 Visitor Parking spots on Esplanade. In exchange, the three condo's agreed to remove it when it was full (e.g. twice in winter 2021-2022).
The other two condos have recently had large condo fee increases and one time charges, and refused to spend money to truck the snow away in Winter 2022-23 (only requested once).
In exchange for free use of our 20 spaces to store snow, we requested the right to require the removal of snow when the lots are (near) full. Their postion is that snow can only be removed by a majority vote (several days after the snow occurs). Last year they voted 2 to 1 not to remove snow when all 20 spaces were full (see photo below). The snow remianed blocking all parking spots for over 6 weeks.
As a result, for Winter 2023-2024, all of the snow from plowing Esplanade Lane will not be stored for free in our Visitor Parking. Each condo has identified 3 spaces to store snow. Nine spaces will not be sufficent in the case of a major snow storm. In addition, the other two condos have refused to direct the plow company what to do if there is more snow that the 9 spaces will accomodate. They have told them to await instructions. As a result, there is a good chance that portions of Esplanade may be left unplowed for several days in the case of a big snow.
If you have a friend who lives in NNSCC283 (10 & 40 Esplanade) or NNSCC289 (south side of Esplanade - business & residential) you should encourage them to contact their Board and ask them to be reasonable.
